What a tune up actually is here
Worth saying plainly, because the word gets used for a five minute filter change. On a heating visit every one of these happens and the readings go on your record, so next year we can see what changed rather than guess.

Two tune ups at the walk-in price cost more than the annual plan on their own, before a single discount or a waived trip fee. That is the plain version.
The part that is harder to put a number on is what it prevents. A cracked heat exchanger found in October is a planned replacement with time to shop. Found in January it is an emergency, at whatever the emergency price is, with a family in a cold house and no leverage at all.
And there is no lock in. Cancel whenever you like, no fee, no letter, no argument. A plan that needs a contract to hold onto people is not a plan worth selling.
